Lower the thermostat on the water heater to 120 degrees to prevent scalding injuries. Install special cut-off valves in your showers and tubs that automatically cut the flow of water when there is a sudden increase in temperature.

If you have a gas water heater, keep in mind that it uses an open flame; that means you must keep the area free of chemicals, solvents, and other flammable materials. Gas water heaters must properly vent to the outdoors. Periodically check the metal piping to make sure that there are no gaps or holes. Newer, high-efficiency water heaters are equipped with a fan inside the duct.

After there has been construction activity nearby, excess sediment may accumulate the in your water heater. Draw off a bucket or so of water from the valve at the bottom of the water heater tank until the water runs clear. This removes sediment that reduces the efficiency of the water heater.
